Lovely peaceful flat with a nice room available in a clean, well-kept flat in Castlefield from August.

The flat is in a great location with easy access to the city centre, transport links, gyms, and local amenities. It’s a calm, tidy space and definitely not a party flat — ideal for someone who values a relaxed and respectful home environment.

Please note: rent does not include council tax, electricity, water or other household bills. Broadband is not included as well, and all other bills are split separately month to month.

I’m a working professional with an early routine, so the flat is generally quiet and well-structured during the week. I’m usually up around 5:20am for training/work and tend to sleep fairly early as well, so I’m looking for someone who is respectful of noise levels and enjoys a calm home environment.

Cleanliness and being considerate of shared spaces is important to me, so I’m ideally looking for someone tidy, respectful, easygoing and mature. Looking for a similar type of person to live with — preferably another working professional or mature postgraduate/professional-style student with a stable routine.

This probably won’t be suitable for heavy partying, late-night noise, or frequent groups of people coming back to the flat.

In terms of duration minimum stay is 1 year in the first instance.

The advert age range is there for compatibility reasons, so ideally looking for someone within that bracket and with a similar lifestyle/routine.
