The Flat
- Large, fully furnished double room available from 15 August 2026 in a well-kept two-bed flat - a new build right on the canal.
- The flat is clean, comfortable and quiet, with a canal-view balcony. Perfect for someone either new to Manchester or looking for a longer-term home.
- Comes with everything ready to go: microwave, coffee machine, fully stocked kitchen, TV (Disney+ included lol). An easy move for anyone relocating
-The building has a concierge with a secured post room for deliveries, a rooftop garden (great in summer), and secure bike storage. You can get Amazon packages delivered to the Co-op 2 mins away for pickup if you prefer. No parking.
The Room
- A large double with its own adjoining bathroom: full bath, plenty of space, exclusively yours.
- Enough space for a desk if you WFH/ hybrid
- All the furniture in the pictures (other than the mirror) is included, but you're free to make it your own.
Rent, Tenancy & Bills
- Rent: £750/month, due on the 29th of each month. The tenancy formally starts 29 August 2026, but move-in is available from 15 August - happy to discuss. Deposit of £865.38; deposit claim is split 50/50.
- Happy to consider postgrad students, but please be aware that as a working professional I'm liable for the full council tax bill. I'd ask that any student housemate contributes 25% of the council tax bill (this is 50:50 after the 25% discount)
- Bills (council tax, Wi-Fi, electricity, water) come to roughly £220/month each. Council tax is band E, paid across 10 months with a break in December and January - bills drop to about £60 each during those months, so they're much lighter.
- That said, open to changing to 12 months if this is preferred to make monthly bills lower, about £170 a month each.
- The tenancy renews in August, and the landlord hasn't given any indication of a rent increase at renewal.
The Area & Transport
- Modern new-build area with a relaxed feel. Lots of people out running in the evenings and run clubs at the weekend. Very quiet at night - I've always felt safe here.
- Tesco Express, Co-op and Morrisons are all a two-minute walk. There's a big Sainsbury's, Boots and TK Maxx about 15 minutes on foot at Regent Road Retail Park. McDonald's a 10 min walk/ delivery (can be dangerous!)
- For food and drink: Banyan Tree is two minutes away, The Wharf is five minutes down the canal, and Barca Bar and Dukes 92 are both nearby. Elliott's run a truck coffee setup by Cornbrook tram stop - really good cup of coffee.
- Cornbrook tram stop is a five-minute walk. Bee bike station right outside the building. Deansgate station is ten minutes on foot, with connections to Piccadilly and a direct service to the airport. About 20 minutes into the city centre along the canal.
About me
- I'm a 29-year-old Irish guy working in data analytics in Spinningfields. I've lived here since I moved to Manchester in 2023. I'm going to be starting a new job in September which will have me working hybrid, but I will also be down to London for a couple days once a month and working abroad 1 week a month so you'll often have the flat to yourself.
- Weekends I'm usually out with friends or back in Dublin visiting family, but I enjoy the odd weekend in too.
- Hobbies: gym, Barry's, cooking, running, festivals, nights out, or Housewives on the sofa.
What I'm looking for
- Ideally another gay man or girl - someone looking for a longer-term setup (12 months) is preferred.
- Midweek I keep things pretty quiet: early starts, wind down by 10ish, I'd like someone on a similar wavelength.
- That said, I'm up for the odd midweek chill, watch a bit of TV, a drink on Fridays etc. Even better if you're an early riser during the week, but not essential.
- Weekends, happy for us both to have friends over for dinner, drinks or pres, but the flat's a home base, not an afters venue - it's a quiet building and I'd like to keep it that way.
- Since it's just the two of us, it'd be nice to find someone where we click, or at least where sharing the kitchen isn't awkward lol
