Double ensuite room to rent in Chorlton

Due to family circumstances and job relocation I’m looking for someone to take over my ensuite attic room from September.
The House: The house is GIRLs only age between 25-27.
There is street parking outside the house.
Rent is £425 pcm not including bills
Unfurnished but i will be leaving some of my main furnitures( bed / draws etc)
Bills are usually between £100-£150 (obvs gas and electricity less in summer)
4 bed
You will have your own bathroom.
Contract length is until the end of March 2025 and rolling thereafter .

We usually split the bills so we all are responsible for something so the wifi bill is going

We have a little spare room that we are in the process of sprucing up making it a cosy space but can also be used as a work space!

We also have a little yard

The area:
Chorlton is just gorgeous and we are literally a stones throw away from beech road and chorlton park. Closest met is 7 min walk, we have a cute lil shop on our road and have tesco, m&s and takeaways a 3 min walk away. We are in the middle of it all!
