FEMALE FLATMATE ONLY PLEASE

Spacious room available in a first-floor maisonette located halfway between Chorlton and West Didsbury.

The flat has three rooms connected by a hallway: two smaller bedrooms and one large bedroom, which used to be the living room when I was living with my partner. There will not be a living room — the flat will simply have the bedrooms for the two of us and a smaller room.

Your room is roughly twice the size of a standard bedroom, with large south-facing windows that get plenty of sunlight when the sun is out.

The flat came unfurnished, so you will need to bring your own bed and desk. However, there is a very large wardrobe in the spare room and an additional built-in storage space in the wall, so there is plenty of storage available.

Because my bedroom is one of the smaller rooms, I will be using the spare room (where the wardrobe is located) as a work-from-home space during the day.
The flat is for just the two of us, and the kitchen and small bathroom will be shared.

Location
The flat is conveniently located between Chorlton and West Didsbury.
• Around 3 minutes to Chorlton Park
• 9-minute walk to St Werburgh’s tram stop (direct trams to the city centre)
• 20-minute walk to West Didsbury
• 20-minute walk to Chorlton Main Road

About the household
The house is also well insulated and warmer than many older Victorian houses. The flat works best as a calm home environment rather than a fun social household. Likely to suit someone 30+ who values a peaceful home, respectful shared spaces, and a quieter atmosphere.

I have an allotment nearby and also volunteer as a gardening coordinator, so there may occasionally be a bit of soil on the stairs after a gardening session — but the upside is that there will likely be plenty of tomatoes to share in the summer.

Practical details

The room is available from 15 April (ideally). Rent&Bills around 675 per month.
The landlord requires standard referencing, so applicants should be in full-time employment and have been with their employer for at least 6 months to pass the checks.
