Single room 5 minutes from the tram and bus stops

Hi, we are Jan and Sofia, and we are a quiet household of 2 looking for a flat mate or a couple.

I am a 32 yers old guy currently taking a break from working in social care, and working as a waiter in the city center, sharing the house with 18 yers old girl who works as a waitress and is expecting a child, and planning to move out in the next few months - so you are more than welcome to let me know if you have a friend who could join us in near future.

The room that is available now is a single bedroom - but it has a expandable bed, so it can fit two if you are a couple and need something urgently, with a doble room upstairs becoming available in the following months if you want to transfer later.

The price for the single room is 640 with all bills included - water, electricity, gas, broad band, and council tax (band A), with heating on all the time. If you are a couple the price for the small room would be 690 to cover extra usage, and you can later transfer to the double bedroom for 720 between the two of you. Both rooms have basic furniture - expandable IKEA bed with drawers, desk with chair and a lamp and a small fabric wardrobe - you are welcome to use those, or bring your own if you prefere - just let me know. SIngle room downstairs is orientated to the east, double room upstairs is orientated to the west, so both get decent amount of sunlight most of the year.
We also have a small sunny back yard that I like to use for a bit of gardening and DIY, and a set of kettlebells for communal use if, like me, you fancy working out at home.

We have brand new washing machine and dryer, electric oven that was bought earlier this year and a gas hob, large and small fridge freezers to fit everyones food, and a cupboard each, for all the dry ingredients, spices and whatever else.
I am also happy sharing my pots and pans if do not have yours, theres is also plenty of plates, bowls, cups and cutlery available for everyone.

There is a large living room with couch and dining table - we do not have a communal TV, but you are welcome to get one into your room, there is a set of holes for the wall mount already there, currently hidden behind the mirror. The upstairs bathroom has a bath with gas heated shower and some storage for bedding.

We manage the cleaning by dividing the house in to three sections - kitchen, bathroom, hoovering/mopping the floors, and we swap them between each other every week to stay on top of it and have some variety, but I am happy to discuss any variations of it that have worked for you in the past.

The house is located near bus and tram stops, with plenty of local take aways, restaurants and pubs, there is also Aldi, home bargains and iceland sub way and greggs minutes walking from us.
We also have a small park round the corner, with Clayton vale and canals also in walking distance. We are also spot on 20 minutes from the city centre, and 20 minutes from Ashton so you can take advantage of facilities that both of them offer.

We are both happy to make new friends, but also have no problem respecting your solitude if you are more of an introvert. Apart from English Sofia speaks also Spanishn and I speak Polish and Russian on top of that. I understand most of Belarussian, Ukrainian, Slovakian and Czech, but I am not a fluent speaker of those.
