Shared Flat next to Deansgate Tram Stop

Hello,
My flatmate is moving out at the end of the tenancy (Nov 27th) and I'm looking for someone to take her room. The flat is situated right beside the Deansgate tram stop and about 10 minute walk to Piccadilly gardens so plenty of shops, pubs, HOME cinema, Deansgate and Oxford Road train stations and whatever else you would need. I don’t drive so the secure parking space is yours should you want it. I have an en-suite, so the main bathroom is basically your own other than when I’d like a bath. The bedroom is quite big and flat has a lovely kitchen/ living room setup.

I work from home a lot (software engineer) so would like a flatmate whose is considerate of this. Weekdays I spend my time either playing gym, gaming, watching TV or with some mates. Weekends I'm usually out with some mates, gaming or travelling back to Ireland.

Bills are not included in the rent advertised, it's broken down currently as total:
Council tax: 198
Water: 38
Electric: 140 (Estimate from Octopus, will change after winter)
Internet: 44
Obviously will split bills 50/50.
Currently negotiating the rent so this may go up slightly.
