Double Bedroom in Didsbury

I am looking for someone to replace me in this two bed shared flat. I know the current tenant who would like to stay in the property. He is a PhD student at the University of Manchester. My girlfriend and I want to move out into our own place.
The flat is nice, part of a bigger house. The bedrooms are below the living room, very spacious. They are also part-way in the ground (semi-basement). It's a quiet and safe area. The landlord is excellent, very responsive. My flatmate smokes but he's pretty discreet, same is asked of a new tenant.
The bills are reasonable, currently about £110 for water, internet, and gas/electricity. So including bills you're looking at a total of just under £700 per month.
