Looking for Professionals or Mature Students (over 25) for a Monday to Friday OR Sunday to Thursday LET (4 nights total per week).
I have 2 DOUBLE BEDROOMS AVAILABLE with a shared bathroom. I'm happy to accommodate couples, two friends, work colleagues or individuals.
Listing is for the WHOLE HOUSE and, ideally, LET to one person/couple/friends/colleagues.
Open to short-term LETS, rolling contracts or as and when required.
I stay there at weekends, or I do Air BnB, so I won't technically be at the property when you are.

Nestled in the industrial town of Droylsden, the 1930s refurbished house is a quirky and peaceful home by the canal.

• Professionals who work in East Manchester (MCFC, Co-Op Live Arena, National Cycling Centre, National Squash Centre, NGB’s based at Eastlands, Football Association or the UK Sports Institute)
• Mature students studying at a campus in the city centre
Distance from the city centre:
• 7-9-minute tram ride to Velopark, MCFC Stadiums, and the Co-op Live Arena
• 12 mins to city centre (Uber £8-£13 one way)
• 18 mins to city centre (tram £2.70 return)

• Council Tax (as it’s a weekday LET, I'm assuming you’ll be registered at your main residence)
• House Insurance - you must have your own insurance for personal belongings
HOUSE RULES
• No parties or social gatherings
• Quiet hours 10pm to 8am
• No smoking or vaping inside the property (if I find evidence of this, I will ask you to pay the cleaning/re-decorating fee of £1000)
• Lost key charge £30
• Any damage to the property must be paid for, and breakages replaced
• Wash used dishes
• No outdoor shoes in the house – use slippers provided

• Hardwired smoke alarms (x2)
• Carbon monoxide monitor
• Fire blanket and extinguisher
• All electrical items in the house/provided are PAT-tested
• Risk Assessment, EPC (C-rating), Gas Safe Cert and Electrical Cert – available on request
• Steep and narrow stairs (handrail fitted)
• Low windows
• House backs onto the edge of the water (locked gate)
• No swimming in the canal (lifebuoy for emergencies)
