Although the advert states a working person, I would consider a mature student (e. g. someone doing a MSC, PHD or medical training) provided you worked most week days at your uni/hospital rather than in the house. A desk and chair would fit in the room, although you would need to provide this yourself.

Strictly non-smokers and no pets.
