1 bedroom to rent for a year in a 2 bedroom flat

It is a two bedroom flat over two floors. The bottom floor includes a toilet and a spacious joined kitchen/living area. Upstairs there are two double bedrooms complete with desks and closets as well as a bathroom. There is also a shared garden.

My flatmate should be open minded and enjoy having a laugh over a few beers. I intend to be going out regularly so he/she shouldn't be too annoyed by late night returns.
