One of our flatmates is leaving to move in with his girlfriend (what a loser), so we need a new flatmate

We're relaxed people doing all the usual mid/late-twenties stuff really; irregularly work out, go away occasionally and sometimes come in a bit too drunk every now and again from having a drink after work. I've also started getting into snowboarding (chill factore is a 20 minute drive tops) and Evelyn is into her techno and goes to Berlin a couple of times a year

I work a 9-5ish job as a quantity surveyor and Evelyn is a project manager working the same kind of routine. We would prefer people who keep similar times, unless you're a bar manager and maybe we can overlook that in the event of free drinks being available... .

The layout of the flat means that you'll need to be able to treat this as a sociable household - you won't be able to avoid the other two flatmates unless you lock yourself in your room which would get pretty boring. We need time in our own spaces like everyone does but it would be great to have people that we can socialise with - either on the couch or in a beer garden on a sunny day (plenty of them in Manchester)

The area is great, it's really friendly and has a lot of open space and greenery. It's a 15/20 minute walk from Chorlton 4 banks, trams/buses only around the corner, or a 20 minute-ish bike ride to the city centre. If you drive, parking immediately outside the flat can be competitive but there's a lot of places you can park with sight from the flat. There's no issues with security anyway because the road is just like a large cul-de-sac and the people round here are either around our age, young families or long time residents so they keep an eye out for each other

Flat has all the usual white goods, including a tumble dryer. Bathroom is nice and has a shower and then a bath separate to that. All the rooms are double and have beds already. The couch in the living room folds out as a double bed too if you want people to stay over

Rent format of the flat is through an agency with me being the primary contact who pays the rent, so rent would be paid via me (only joking, I'm taking it all and going to Thailand). When you sign up with the agency, you have to pay £60 to do a credit check, it's a pain but a necessary evil and it's mitigated by the value of the place and them being a useful management agency. Deposit is the same as a month's rent.

Bills aren't included and work out about £90 a month (for each person):
- £40 a month for Council Tax
- About the £14 mark for internet
- Gas and electricity about £32 during 'winter' and £22 during 'summer'
- About £13 for water
