Female house share in modern town house

Rooms to rent in the outskirts of central Manchester.
I am renting out my two spare rooms and bathroom to a female masters student or professional. The 300 GBP per month includes a furnished double bedroom, a bathroom with a bath and shower and a spare room which could be used as a single room or office space. The house is located down a quiet road in Gorton just 2 miles from Piccadilly with many bus routes running from early in the morning to early hours of the following morning. There is also a train station 0. 6 miles from the property at Belle Vue. There are two parking spaces with the property, one which I occupy myself.
I do have a small pet so only contact if this is not a problem :)
