The flat is a three bedroom duplex, kitchen, living room, and double bedroom with en suite upstairs. Downstairs has 2 bedrooms: one single room, and a double room with a balcony, plus a bathroom.

The downstairs double room is available to you, you will also have solo access to the downstairs bathroom and the south-westerly facing balcony. There will be a double bed in the bedroom at move in date.

I am the owner of the flat and live in the upstairs double room. I WFH most weekdays and tend to have busy weekends.

The kitchen, dining, and living area upstairs is open plan and a shared space. Along with a 2nd small terrace/balcony.

The building is next to the 86 bus route and a 5-10 minute walk from Stretford Road for the 250 bus route. For trains and trams: it is 20 minute walk from Deansgate/Castlefield and a 30-40 minute walk from Piccadilly Gardens in the centre of Manchester.

Extremely close to most MMU campus buildings and a 30 minute walk from most UOM buildings.

Ideal location for professionals or post grad students. Flexible on move in date for varying course start dates.

For drivers, parking permits are available for free from the council with proof of address. There's a relatively cheap Asda petrol station opposite the building and quick access in and out of the city via Princess Road.

Available shops: there's a Farmfoods, Asda, and B&M on the doorstep. On the high street there's a phone shop with a convenient Amazon locker.
