Hi!
I’m Jo and I’m looking for someone to take over my current housemate’s part of the lease as she is moving with her brother in Leicester. The current lease is finishing in April 2025.
Tenancy start date is as soon as the agency has processed the references and checks, so I would think 1 August.

The flat:
- Hulme, walking distance to city centre. Big Asda 10 min walk away, co-op and coffee shop across the road!
- Secure bike rack in the building
- Balcony
- Full sun all afternoon in every room of the flat
- No sofa YET, I'm waiting to see if the new flatmate has one or not before buying anything
- No dining table on the pictures but there will be one when you move in
- Washing machine + drier
- Underfloor heating
- EPC rating B
- Council tax band: B (roughly 127 per month)
- Total bills we paid for June: (excl. Council tax) for the WHOLE flat: Water £40, Energy £50, Internet £28
- 1st floor, lift available.
- No smoking inside the flat but there’s a balcony (I’m an on and off smoker)

The room:
- Decent size. Roughly 2.50x4m
- Deposit is £663 each (Spareroom wouldn’t let me put the exact amount as per the tenancy agreement
- Unfurnished apart from a wardrobe, but for the right housemate I guess I could sort a bed/mattress if you can’t afford them/ don't have these :)
- You'll get your own bathroom with shower + toilets (not ensuite; adjacent to the bedroom)

About me:
- I work on the railway, 9-5, between home/office/train company’s network.
- I’ve got 2 cats. Gaius is 6 and Scully is 4. They are both neutered and clean, friendly buddies. Liking and not being allergic to cats is a MUST.
- Sociable introvert. I enjoy talking and socialising. but also need my time to myself sometimes.

About the kind of housemate I want:
- Preference for a female or non-binary housemate, but open to live with a man if the vibe is right. LGBTQ+ people welcome!
- No students
- No pets. Although the landlord does allow pets one of my cats is quite territorial so a 3rd one might end up being chaos ☹
- I’m the regular clean and tidy housemate. My idea is that a house is meant to be lived in, but it’s also important to respect my housemate; stuff like doing recycling correctly and cleaning the communal areas as you go or without being prompted are important to me.
- MUST. LIKE. CATS.
