Large En-Suite room for rent in Manchester M15 5GP

I have a lovely En-Suite spare room to rent for £628.
It comes unfurnished and is ground floor.

It also comes with a living room and kitchen area with an island. The internet is gigabit speeds (1GBup and down). Both the internet and electricity are included, the heating however is not and must be topped up but it does not cost more than £60 per month and can be split so that we each pay £30 each.

I would require the following information for those interested:

- Household income 2.5x their rent share
- Positive previous landlord reference (where applicable)
- No adverse credit
- Right to rent documentation

My legal name is Jawad but my preferred name is Jay and my pronouns are they/them, I enjoy listening to and learning music as well as playing some video games. I'm not too fussy when it comes to flat mates, I often keep to myself but I keep the living spaces clean and am respectful of others. I am a member of the LBGTA+ community and as such want to express that this would be a safe space to live in.

The Flat is about a 30 minute walk from manchester city center and about the same distance from universities. It is also along many major bus routes and tram routes that lead into manchester so the transport links are fantastic.
