I have a room which is good condition, to be vacated within around a month
the room is double size and in a great location walking distance to the town centre
a non smoker is preferred but there is no smoking in the property

There a house rules, expectations of keeping all common rooms and the vacant room in a good condition and a contribution to the upkeep of common areas including kitchen, bathroom, living room.
no overnight guests until known to main resident
