Double bedroom, 2 bed house with live in landlord

This is a recently decorated and re-carpeted double bedroom in my 2 bed house in Ladybarn / Fallowfield. Sharing with me and my two cats.

House features nice bathroom with bath and over bath shower (great pressure) with washing machine, Open plan living room / dining room and adjoining kitchen with dishwasher. Also has a yarden at the rear. The kitchen is fully equipped with saucepans, crockery, cutlery etc which I am happy for people to use, but there is plenty of cupboard space if you have your own stuff.

All bills included with 500mbs internet.

House is a in a great location, only a minutes walk from the Ladybarn shops with a co-op and a few decent take aways, Mauldeth Road station in less than 10 minutes walk away with trains straight to Piccadilly and the airport so you can be in town in about 25 minutes from walking out the door! The centres of Withington and Fallowfield are around 15 minutes walk away with great bus links into town. larger Sainsburys and Aldi supermarkets around 15-20 minute walk away.

I'm friendly and chilled, happy to hang out watch TV and grab the occasional beer or take away together. But also respectful of personal space. I do have 2 VERY friendly cats (that don't respect personal space) so the applicant MUST like cats (they will like you).

I'm looking for someone for medium to long term, I offer initial 3 - 6 month tenancies with an option to renew or go to monthly rolling. Long term lets are fine, a recent housemate was with me for 4 1/2 years! Sorry I can’t accept full time couples but don't mind if people stop over.

I'm looking for a clean and reasonably quiet house-mate, Would prefer a working professional or a mature student. I have a cleaner that comes in around once a month to clean the communal areas but the successful applicant would be expected to chip in with housework in between times.

I work as a letting agent so applicants will be expected to pass professional referencing. Deposit will be protected through the DPS custodial scheme.

I prefer people to view the room in person so we can meet properly, if you like the room I ask for a £138 holding deposit to secure it, please see below t&c's.

As well as paying the rent, you may also be required to make the following permitted payments.
Permitted payments

Before the tenancy starts:

- Holding Deposit: £138 Equivalent to 1 week's rent
- Deposit: £690 Equivalent to 5 week's rent

Please note: The holding deposit will be credited towards the first months rent upon successful application.

During the tenancy (payable to the Agent):

- Payment of £50 if you want to change the tenancy agreement
- Payment of interest for the late payment of rent at a rate of 3.75%
- Payment of the reasonably incurred costs of replacement for the loss of keys/security devices
- Payment of any unpaid rent or other reasonable costs associated with your early termination of the tenancy

Other permitted payments:
- Any other permitted payments, not included above, under the relevant legislation including contractual damages.

Tenant protection:
