DESCRIPTION
The house is decorated to a high standard throughout. Leigh Town Centre is around 5 minutes away via car or a short walk. The guided Busway is reachable in around 30 minutes’ walk.

YOUR BEDROOM
The room is currently unfurnished; however, I can furnish the room if necessary. The room is to be touched up (on the walls); however, please feel free to decorate as you wish. The room overlooks the garden at the back of the house which does attract the Sun in Summer. The room has remote controlled blackout blinds and two working wall lamps which can be kept in or taken out as per your request.

WORKING AT HOME
Ideally, you will be a tenant who works out of the house during the day as I do work from home; however, a desk can be added to the room if necessary should you work from home.

THE BATHROOM
The main upstairs bathroom is shared and there is also a downstairs toilet.

THE HOUSE
The house is fully equipped with a large TV (with access to Netflix, Amazon and Sky Go), high-speed internet access (which has a strong upstairs connection) and a comfortable living room space. The kitchen/diner is small but comes with a dining room table, fridge/freezer, oven, coffee machine and washing machine/dryer amongst other amenities. The house comes with a double driveway and further on-road parking if necessary. There is also an outdoor EV charger should you require.

THE GARDEN
The garden has outdoor seating (small bistro seating) and a fully retractable awning. There are also an outdoor pizza oven and outdoor plug sockets to use as you please. The house has its own bin run around the back which is shared with one neighbour.

THE LOCATION
The house is located on a new-build estate called Walmsley Park and is a quiet and safe estate. The street is also relatively quiet and peaceful at night. Leigh Town Centre is a five-minute drive away and there is also a local pub around the same distance (The Bowling Green).

YOUR LANDLORD
I am a 40-year-old male who works from home during the week. I enjoy going out to the pub or watching football in the pub or at home as well as going to the cinema or for a few drinks in the Sun. My girlfriend does stay sometimes; however, I do spend at least four nights per week (during the week) at my girlfriend’s and most weekends I stay out. You will have the house to yourself a considerable amount of the time.
