I have a small, fully furnished double room for single occupancy available in my Victorian terraced house in Leigh.

Please note before enquiring: although the room has a double bed, it is a small/compact room and is only available for one person. The floor space is approximately 3.5m × 2.25m. Please have a look at the photos to make sure the size is suitable for you before getting in touch.

£480 per month – all bills included
£250 deposit

-Room Details-

The room is fully furnished with a double bed and furniture. It's south-facing, gets plenty of natural light during the day and has a high ceiling.

You can use the landing area immediately outside the room (approximately 1.5m × 1.5m), for additional storage space if needed. There is also space in the loft if you need to store belongings that you don't use regularly.

-The House-

It's a Victorian terraced house with a large, shared living room, dining room, kitchen and bathroom.

There's a south-facing garden with outdoor seating, table, parasol, hammock and BBQ. I also have some fitness equipment in the house, including dumbbells, a barbell and bench, which you're welcome to use.

There's no private parking, but on-street parking is available outside the house or on nearby side streets.

-Location-

The house is around a 20-minute walk from Leigh town centre, and there’s bus stop 50 yards away.

There are several pubs, takeaways and shops (including Parsonage Retail Park) within a short walking distance. Pennington Flash and Bickershaw Country Park are both nearby – it’s a great location for walkers, runners and people who like quick access to nature.

-Who You'll Be Living With-

I'm a 43-year-old professional and live-in landlord. I'm looking for a lodger who's easy-going, friendly and sociable.
I don't have lots of fussy house rules – I just ask that you clean up after yourself and help keep the shared areas clean and tidy. You're welcome to have friends round as long as they're respectful of the house.

I occasionally have friends round myself, usually at weekends, but in general it's a fairly quiet and relaxed house.

Because of the size of the bedroom, I think it would best suit a student, someone working locally who wants a comfortable base, or someone who doesn't mind having a compact private bedroom in return for plenty of nice shared living space.

Although the house is non-smoking, smokers are free to smoke on the kitchen porch or in the garden.

-Rent & Other Details-

Rent is £480 per calendar month and includes all bills, including fast Wi-Fi. There's also a Wi-Fi extender upstairs to provide a good connection in the bedroom.

The deposit is £250. Assuming there are no issues, I’m happy to knock this off your final rent.

Ideally I'm looking for a long-term housemate, but I'm also happy to consider someone looking for a shorter fixed-term stay.
