Hello,

My current housemate is moving out at the end of July so I am looking for a replacement. Any potential candidate will be required to pass a credit check with the landlord / agent so it's recommended you have regular income (or can pay in advance)

While the move in date is at the beginning of August, due to the time it takes to do the admin involved the agency requires me to find someone 14 days prior (by July 17th) so viewings will be taking place ASAP - please message me to arrange.

About me: Freelancer working in mixed media art and visuals for gigs etc. I enjoy art, reading, watching F1, playing video games, learning languages on Duolingo (Spanish mainly + a bit of French and Japanese) going to the cinema, seeing the occasional live music, and looking after my plants & my cat. I'm also chronically ill / neurodivergent so require peace, quiet and a stable routine in my life - I cannot tolerate mess or chaos!

Ideal candidate should be calm, considerate, and communicative. Must be clean, tidy and contribute to the household in terms of communal spaces / items. Mature and responsible are also requirements. This is NOT a party house or a place for loads of overnight guests. Would prefer someone who primarily socialises outside of the house but is quiet and wholesome at home. I wouldn't mind us doing things together sometimes tho, whether in or outside of the house. Bonus if you're creative and we have similar interests :)

About the house: 

Lovely terraced home which includes a back garden area, front room, dining room, kitchen, 1 bathroom with bathtub, and a spare single room (office and/or storage space). There is some street parking available outside most of the time but obviously not always guaranteed.

The available room is a south-facing double room on the upstairs floor with window view of the back garden / ginnel. Plenty of space for chest of drawers, desk etc. The furniture inside belongs to current tenant and it’s not yet confirmed what, if anything, she will be taking or leaving behind. Will update the ad once I know but for now I’m advertising as unfurnished as you may need to bring your own furniture in.

The neighbourhood is very quiet despite being close to a main road. There are nearby parks and easy access to the Fallowfield Loop. Lots of shops, restaurants/cafes, pubs and takeaway options in the area also. Transport links are good with the 192 bus route and the Levenshulme train station less than a 10 min walk away with regular trains into Piccadilly that take 7 mins.

The current tenancy agreement concludes at the end of JAN 2025 so the minimum tenancy is 6 months. I will most likely be moving out of the UK by then and you may be offered the option to renew the contract without me. However you must find a replacement tenant and assume responsibility of the bills and condition of the property at that time.


Council Tax Band A - I have already paid my share of the council tax until the end of the contract period so you will be responsible for the remainder.

Gas and Electric are on prepaid meters and top ups are usually about £40 a month on each in the winter or £20 in summer depending on usage (obviously split between us). Water bills are roughly £35-40 per month so £17-20 per person

Current internet is just over £30 a month (~£15 per person) but is under my housemate’s name which she will probably cancel as it’s pretty abysmal anyway. So, will be shopping around to get a new provider - but as I plan to leave the country within 6 months I would prefer if this can be put in the new tenant’s name if the contract is longer than that.
