Double room available in lovely Victorian Semi in Levenshulme. Only 2 mins from the A6, 192 bus route and 200 metres from Train station. Piccadilly/Village 7 mins by train

It's a Gay houseshare so we are looking for Bi/Gay Guys, Non binary, Trans men

Has all usual features inc high-speed Fibre (70MB) wireless Broadband, W/Machine, Dishwasher, Tumble Drier, TV, etc.

You also have use of a Garden Room for when you want somewhere to chill, have friends to stay, etc

The room is a fully furnished large room (3.8 m x 3.1m) and features a window overlooking the back garden. Its on the raised Ground Floor d steps up from the Kitchen and next to Lounge. The walls are thick so its ok noise widse but we have al alternative double room on the Lower Ground floor thats quieter if you want to look at that as well

Room can be furnished or unfurnished - And it has lovely original floorboards but carpet can be fitted (nb TV will be removed as it belongs to the lodger who has moved rooms)
We can suppy Wardrobe or Clothes Rail Chest of Drawers, Double Bed etc if you dont have any no problem

The room shares one of the bathrooms with a walk-in shower. You also have access to a second bathromn with Bath

All bills are included:
Including Fibre Broadband
Council Tax (Band B but included in rent anyway)
Tv Licence (Plus we have Netflix, Disney, Amazon etc etc )
Gas and electric, Water etc
So the rent really is inclusive. £250 deposit and a month's rent are all you need to move in. No agency fees and no set time contracts
If you prefer to pay every 4 weeks we can arrange that

It's a friendly houseshare so you have to be quite easygoing and able to get on with people. Not suitable for party animals, sorry, but we are a friendly bunch. We dot have a strict age range just need to be stable, in employment etc

Some lodgers keep to their rooms and we have Youfibre 1GB Fibre broadband all over the house but you are also welcome to make use of the Lounge and Garden/Garden Office

You can paint the room (paint/materials provided) and we can change the light fitting as its a bit ott - new shade can be shown

The house is in a great area as its close to the station and night bus route, no didgy back streets to walk doiwn, its close to the market plus all the cute bars and Cafes that make Levy such a great place to live and is 2 mins from Faloowfield Loop

Its 2 mins walk to the Station and the Train (4 an hour weekdays) takes just 7 mins to Piccadilly - weekly rail card is £18.40 - Its on the 192 nightbus route and a lot of other bus routes - 50 bus for MRI/Uni is 5 mins walk

Im the Landord and I live in, Im older but im very sociable and easy going, we often have a Sunday meal, and the lads are friendly, Im a member of the Manchester Good Landlord Scheme and I want you to enjoy my home as much as I do - You can have friends round and we will have a few BBQ's/Parties in the summer mainly so its a great house if you liek meeting people.
I smoke but not in Communal areas or anywhere near these rooms. One lad also smokes in back garden occassionally
