Description

My room is available short-term while I'm away over the winter, or long-term for the right fit! Move-in date is flexible.

The room is south-facing (garden views) and super spacious with a decorative fireplace, comfy double bed with bedding, two huge wardrobes with drawers, a bedside drawer, two underbed storage boxes, and a cosy wee armchair. I also have a red light panel and a diffuser with a bunch of essential oils that I can leave for any short-term tenants (if you're into that), as well as a blanket, cushions, rug, and full-length mirror.

The house is owned by Sam and Louise who have been slowly renovating the property over the past few years. You will also be sharing with Anthony and it will just be the two of you for the first couple of months.

There’s a shared bathroom with a huge, very hot shower and a big deep drawer in there just for you, and there’s also another toilet downstairs (where the washing machine lives).

There’s an office on the middle floor which would be solely yours (if staying short-term, probably shared if long-term). There's a spare desk if you'd rather work in the bedroom, but I've also enjoyed working in the kitchen to the backdrop of the birds! The wifi connections are reliable throughout the house.

The rest of the house boasts:
- Boot room with coat hooks and shoe rack
- Living room with a woodburning stove, which helps make up for it being a chilly Victorian house!
- Kitchen with new appliances (fridge freezer, dishwasher, washing machine, microwave, etc) and a double size range oven for all the keen cooks out there.
- Sofa and armchair in the back room so you can chill out and watch the squirrels running around the garden

The garden might be my favourite part of the whole house: there are apple trees, raspberry bushes, a pond with some tadpoles, a constant stream of neighbourhood cats, and a lot of birds, butterflies, squirrels etc. The house sits on a double plot so there's twice as much outside space as usual. Newly installed patio and lawns are amazing for BBQs in summer.

There's a huge drive with space to park up to 4 cars and an electric car charging point. We also have a cellar and two sheds - so plenty of extra storage space.

Location:
- 2 minutes bike / 5 minutes run / 10 mins walk from the Fallowfield Loop for some car-free travel or exercise
- 5 min walk to Levenshulme train station which gets you into Manchester Piccadilly in 9 mins or Stockport in 7 mins
- 5 min walk to Asda / Arcadia (gym & pool) / Post Office / Cibus (Italian restaurant) / Overdraught (bar)
- 10 min walk to Tesco / Longbois (bakery) / Station South (bike cafe) / Nordi (bar) / Isca (natural wine bar) / Levenshulme Antiques Market

The monthly rent is £850, inclusive of everything - all bills, wifi, council tax, cleaner etc. The deposit will be one month’s rent.
