Hello
I'm looking for a new tenant for my spare room just off Broom Lane in Levenshulme. The house has on street parking available, although we are at a dead end, so it can be fun maneuvering!
A bit about the room:
This rooms window looks out onto the garden, has double glazing and a radiator. It comes part furnished with a bed, chest of drawers, a mirror and a clothing rail. I'm happy to discuss removing furniture if you have your own. The room has been painted dark green and is lovely and cosy.
A bit about the house:
There is a shared bathroom with a sink, toilet and shower cubicle (there is plans to re-do this soon and put a new shower unit amongst other things). You will have full use of the kitchen, which has a 6 burner hob, 2 ovens and a grill. a large fridge freezer that we would share and your own cupboards (2). You can use the living/dining room, I do not have a television. There is a large garden out the back with furniture (it is a tad overgrown at the moment!) which you are welcome to use.
I have a house cat called Wayne, he can be a little bit of an escape artist so we need to be wary when entering and leaving the house. He is absolutely adorable and loves a fuss. Unfortunately this means I can't have any other pets join the house, he doesn't like to share!
I am in the process of trying to modernise and decorate the house, it's a very slow process but I would absolutely give you plenty of warning if anything was taking place.

I have my own business and work away in my professional kitchen most days, I'm also away most weekends trading at events. I have a neighbour that feeds Wayne during these times. This means that you would have the run of the house quite often. When I am home you'll mostly find me lounging with Wayne in the living room or working from my studio. I enjoy the occasional visit to the local pubs but mostly I'm buzzing around busy!
I am coeliac, i'd prefer to live with someone else that is gluten free, but realise thats a big ask, so I will need my new tenant to be cautious when preparing and cooking gluten containing food, this would mean using your own chopping board and cleaning down properly.
What I'm looking for in a tenant:
I keep a calm and quiet house and would not like to live with someone that would have a lot of guests over or would drink a lot. I'm looking for a tenant that is a professional, is in full time employment, is clean, courteous, doesn't smoke and is friendly. If you have a partner I'm happy for them to stay occasionally (twice a week at most). Unfortunately I've had to bring that rule in as an old tenant basically moved their partner in and it was a lot! I would prefer a female/non binary tenant but am open to all.
Rent is £600 including bills & internet, there is a deposit to be paid that will go into a protection scheme
My house is LGBTQIA+ positive, left leaning and socially accepting
