***The Location***

The house is ideally located next to many daily amenities with excellent transport links for the city centre and the surrounding areas.

The city centre can be reached quickly via:
- 10 minutes by car
- 15 minutes by bike
- 20 minutes by tram (10 minute walk to nearest tram stop)
- 25 minutes by bus

Getting out of Manchester couldn't be easier, with the M60 a 10 minute drive from the house giving you quick access to the surrounding area for any that have to travel for work.

As for what's on the doorstep, Lime Square Retail Park is a 5 minute walk from the house which has a Morrisons, Lidl, Costa, McDonald's, Post Office, GP Surgery and The Gym. Additionally, there is a big Tesco and Aldi a short 5 minute drive from the house.

For those that enjoy a good walk, the house is located just around the corner from the canal which has a lovely walk alongside it as well as several parks nearby.

The house is part of a new development with plenty of new houses still being built. It has a feeling of an up and coming area like much of Manchester, this is evident in the new Co-Op Live Arena being built 5 minutes away.

***The Rooms***

The rooms are practically identical to each other with both rooms being large, well lit and fully furnished with plenty of storage.

The furnishings include a wall mounted 55" 4k HDTV, double ottoman bed with mattress, desk, chair, lamps, a matching 3 piece furniture set and decorations to bring the room together.

Both rooms enjoy high speed internet access with the current package being 500 Mbps from Sky. The hub is located in the middle of the house on the 1st floor which gives amazing WiFi coverage over the entire house for any home workers.

Essentially everything you see in the photos will be there when you move in, even the bedding, making for an easy transition into your new home!

***The House***

The house was newly built in 2022 and as such is in fantastic shape. It's a 3 floor townhouse with 4 bedrooms spread across the top two floors, a kitchen, lounge, downstairs toilet, family bathroom and garage.

As you enter the house there is an adjoining garage to the hall on one side, which can be used for storage, bikes etc., and a downstairs toilet to the other.

The hall leads into a large fully equipped kitchen with most modern appliances you could wish for. There is a medium sized garden that can be accessed from the kitchen, however, this is still under construction and will be ready later this year.

On the first floor is double bedroom 1, the family bathroom with a bath / shower combo and the lounge which has a large comfy L shaped sofa and a 75" 4k HDTV with sound bar for entertainment. The lounge has been furnished with modern pieces and ambient lighting, really bringing the space together making for a blissful place to chill and relax.

Onto the second floor and this is where double bedroom 2 is located. This is also the floor my brother and I have our bedrooms on. Mine is the master bedroom with an en-suite and my brothers is the smaller room, as he is not at home the majority of the time as he lives on a military base.

A note regarding the family bathroom, this is shared between the double rooms as I have the en-suite which my brother will also mostly use when he is home.

Lastly outside of the house to the front there is a driveway big enough for a car. Being an end terrace house we also have parking around the side of the house giving plenty of options to park. The house is located in a cul-de-sac which gives a nice level of privacy to the road and a feeling of community from the friendly neighbours.

***The Occupants***

Currently it is just my brother and I living in the house. I work as a medical sales rep across the North West, so I can be out of the house for a lot of the day. I am looking to travel soon though, so a friend will be coming to take residence in my bedroom instead.

As for my brother, he is in the military and isn't in the house most weeks and if he is, it's usually only for the weekend every now and then. Although he does get frequent time off so will use the house more so then.

***You***

We are looking for young professionals to take up residence in the rooms for a 12 month period, which once completed we can look to do a rolling contract.

A lot of time, money and effort has gone into furnishing the house, so someone who is respectful of their surroundings and clean is a must. There will be a cleaner coming monthly to clean the communal areas.

Whether you are sociable or like to keep to yourself, either is fine as this is as much of a home for you as it is for me and we want you to feel comfortable here.
