Hello!

I’m reallocating due to work in December for a period of 6 to 12 months and I'm looking for someone to take over my tenancy. I am very flexible about the date of my return, but ideally I’m looking for someone who is not planning to stay in the flat for more than 12 months, either because they are planning to buy, or anything like this.

You would be sharing this 2 bed flat ,5 minutes away from Piccadilly and the Northern Quarter, with my flatmate who has become one of my favorite people in the almost 2 years we’ve been living together. The double room comes with an ensuite and will be available from the 5th of December.

1. What is the flat like?

The flat is on the first floor of a 6-story building. It has a spacious balcony that can be accessed from the bedrooms and the living room, with viewings of a canal.

From the entrance hall, you will have access to the 2 bedrooms, Ben's bathroom, a utility cupboard with a washer, and an open plan living room and kitchen - with hob, oven, dishwasher, microwave, double door fridge freezer and plenty of storage.

The flat comes fully furnished. And unfortunately the landlord does not accept pets :(

2. What is the room like?

The available room has an ensuite, with a shower, toilet, sink and storage. The bedroom itself has a bed and mattress, 1 bedside table, a tall boy (chest of drawers) and a big mirrored wardrobe.

The chest of drawers and desk are mine, but I can lend it to the new tenant.

3. What is your potential future housemate (Ben S2) like?

Ben is a queer male, who works from home 3 times a week. He is really sweet & accommodating, not to mention funny and smart.

4. About the new flatmate:

Ideally I’m looking for someone who is planning to stay in the flat for at least 6 months and no more than 12 months

We are also looking for someone closer in age (30+) that we Ben could get along well with. We believe friendship is key to a successful co-living arrangement.

Ideally the new housemate will be female (cis, trans, non-bin) or a queer male (cis, trans, non-bin).

Unfortunately the landlord does not accept applications from students, sorry.

5. Rent, bills and the boring stuff:

The rent for each is £625 + around £150 for the bills (council tax, internet, water, electricity).

The landlord will carry all the expected checks and will not accept people with previous CCJs or income below £18.000.

6. Lastly:

I would appreciate it if you could reply by telling me something about you (age, work, daily routine, favorite activities) and explaining what you are looking for in a housemate in your message so we can have an idea of who you are.

Additionally, please let us know why a 12 month tenancy would suit you.
