Room with view of the park available in Meadowside

I'm looking for someone friendly to replace my current flatmate who is moving out. The flat has a great view of the park and gets lots of light. The bedroom has a double bed and a large built in wardrobe with lots of space, and you would have your own bathroom which has great storage behind the mirror above the sink. We have a washer/dryer and fiberoptic broadband. The building has a gym, residents lounge and a 24/7 concierge.

End of tenancy for my flatmate is 06/12, but there's a possibility you could move in a little earlier or later.

Total rent is £1400, and I believe the security deposit is £800. So rent is £700, and bills come to about £170 each. Would need to go through the security checks from the letting agent.

I'm a busy person, so most of my time in the flat is spent doing my own thing. I do CrossFit and play American football (which takes up most of my time). Love board games, TTRPGs like DnD, and video games. LGBT+ friendly, I myself am non-binary and queer. Veggies and vegans preferred, but not a huge issue if you're not. I work from home (in the renewable energy industry) so any new flatmate preferably doesn't work from home.
