Fab room in a brand new house with garden

Looking for a sociable someone to occupy the large double room (I currently occupy the small double). This room will be available unfurnished.

This house is brand new and has only been lived in since 27th Feb 2018. This means brand new EVERYTHING :)! We have a back garden and a shed available for storage. The house has 1 bathroom and 2 bedrooms upstairs, a reception/hallway, combined living room and kitchen, utility room and downstairs bathroom.

It's in a great location only 20 minutes walk to Piccadilly station, 25-30 minutes to Northern Quarter, and accessible from city centre on 219 bus on Ashton Old Road. Our neighbours tend to be quiet and friendly too, and we get little to no disturbance even though we're fairly close to the Etihad Stadium. Parking is available, however you will need to acquire the E1 permit from Manchester City Council (I think there are no charges associated with this).

Rent is £450 for single occupant, £550 for a couple. 6 weeks rent paid as a deposit.
Bills are not included and will be split evenly between tenants. As the house is new it's quite energy efficient so these are low.
