All amenities are within walking distance, including cafes, shops, supermarkets, the nearby university sports centre, gym, swimming pool, as well as art galleries and museums. The atmosphere is reminiscent of 18-centry textile mills, cafés, offices, and academic settings—intellectual, bustling with university students, young professionals, and the affluent.

The apartment and the entire building is non-smoking.

Two full-time students (undergraduate, Master’s, or PhD) are welcome to share the apartment. Note, currently one PhD student (female) of UoM has reserved Bedroom 1.

For a professional, council tax would be payable, which is Band D under Manchester City Council.

Rent is £690 pcm per room and includes broadband/Internet. Bills for electricity and water are not included and are estimated at about £80 pcm per person, bringing the total estimated monthly cost to around £770.

Electricity and water meters are read regularly (usually monthly) so that you only pay for what you actually use.

The deposit is £770 and will be returned promptly in full if tenancy is followed. There are no agency fees or other charges. This offers excellent value for money compared to similar apartments nearby.

Room Reservation Procedure (after viewing!):
To reserve a room, kindly provide the following documentation:
- A copy of your passport and visa (for international students);
- A letter from your university or employer confirming your current status and, where applicable, your salary. Please email this document to me.
- Guarantor’s letter if you don’t have a full-time employment.

Payments:
For students who do not have a guarantor who is a resident of Britain, rent payments must be made in advance on a three-monthly basis.

The building benefits from on-site 24-hour concierge, safe, clean and highly desirable. Online orders and deliveries are received on time and managed by the concierge.

Note for the photos: The more colourful photos are of the current tenants' bedding/furnishing. The less-colourful photos show the original rooms, ready for you, and you will add your own colours.
