I am soon relocating from Manchester and I'm looking for a replacement for my tenancy for this Manchester Central 1-bedroom apartment in M4 area (it's very spacious and super central, a must see). The apartment is available from end of November.

The flat is furnished and consists of:
- spacious living room with high ceiling and big balcony, including 2 sofas, dining table, TV table, bookshelves
- kitchen with integrated appliances, washer/dryer machine, microwave, fridge etc.
- bathroom with bathtub/shower combo
- good-sized storage room
- double bedroom with multiple wardrobes

Details:
Rent: £795 per month (excl. bills)
Council Tax is approx. £122 per month
EPC Rating: D
My current average total cost for rent + bills + council tax is around £1050-1100 per month.

The flat is managed by a letting agency. Minimum criteria for a successful tenant application are:
- fixed term of 6 months then rolling month by month
- employed with a minimum annual income of £25000 gross
