Room for rent in great NQ location

Unfortunately my current flatmate has to move out so I'm looking for someone to take over her room. Rent is £675 plus £240 bills per month. The room is a decent sized double, with an open plan kitchen/dining/living area. My room has an en suite, so the main bathroom is primarily for your use plus guests. There is also a parking space which you'll have full use of as I don't drive. The flat is in a great location in the northern quarter, and just five minutes walk to Aldi, PureGym, Piccadilly station, and Ancoats. Looking for someone clean and tidy who is quite chilled, especially during the week, but up for going for a drink and having fun at the weekend. I'd love to find a flatmate who I can be friends with, while also respecting each others space. Must be LGBT friendly. There is currently work being done to the outside of the building (ongoing for at least another six months) which can be noisy between 8am and 4pm on weekdays, which is just something to be aware of if you're planning to work from here, though it hasn't really been a problem for me. The landlord is also in the process of selling the apartment, but I have been assured it will almost definitely just go to another investor with no disruption to us.
