The Flat

The flat is 75 sqm with 2 bedrooms and 2 bathrooms and a big open plan living space. It's on the 4th floor with big windows throughout, which make it bright, airy and comes with great views over the Manchester skyline. All the furniture is new, and while there are still furniture pieces I need to buy, it's still a fully functioning flat. Everything is high spec, from rain showers to induction hob, and heated bathroom mirrors to 1GB superfast broadband.

The flat also has a private courtyard complete with plants, BBQs, firepits and outdoor seating. There's a 24/7 concierge, secure gate access and a lift to all floors.

About Me

I moved to the flat two years ago. There's a strong community spirit in the mill with some absolutely lovely neighbours, who I socialise regularly with. I enjoy a chilled evening in watching tv as much as I like heading out for stand-up comedy gigs or trying new restaurants and bars. I also love cooking and hiking on a weekend.

I'm a data engineer and tend to work from home 4 days a week. I am vegetarian, but it's not essential you are too.

About You

I'm looking for someone who's friendly, respectful and tidy and who likes to socialise and hangout occasionally, whether that's out for drinks in town or a quiet night in cooking and watching tv.

While I expect that you may work from home sometimes, I'd ideally like someone who doesn't work from home 5 days a week.

The Room

The room has a beautiful exposed brick wall and comes with a double bed with an Emma mattress, 2 bedside tables, double wardrobe, drawers, mirror and blackout curtains. The en-suite bathroom has a large walk-in shower, heated mirror and storage for toiletries.

If you sometimes work from home and need a workspace, I can add a small desk.

The Location

The location is very central and easily walkable to anywhere in the city centre:

- 5 minutes walk to piccadilly train station, New Islington tram stop and New Islington Marina
- 5 minutes to Urban Exchange, where there's an Aldi and Pure Gym, and Mayfield Park
- 10 minutes to Northern quarter
- 25 minutes walk to Deansgate and Spinningfields

If you drive there is a car park at the end of the building that charges £87 a month.

The flat is very well sound insulated and the area is quiet so despite being so central, you hear almost nothing inside.

Other Details

The rent is £800 per month and includes 1GB broadband. Electricity, water and council tax (band D) are not included. These add up to roughly £150 a month for your share of the bills. Less in the summer and a bit more in the winter.
