The Flat

The flat is 75 sqm with 2 bedrooms and 2 bathrooms and a big open plan living space. It's on the 4th floor with big windows throughout, which make it bright, airy and comes with great views over the Manchester skyline. All the furniture is new, and everything is high spec, from rain showers to induction hob, and heated bathroom mirrors to 1GB superfast broadband.

The flat also has a private courtyard complete with plants, BBQs, firepits and outdoor seating. There's a 24/7 concierge, secure gate access and a lift to all floors.

About the housemate

I am the landlord who currently lives in the property with one other housemate, however, I am taking a sabbatical from work for 8 months so will be renting my room out in this time. Hence the availability of the room is for 8 months only. The other housemate is very lovely and easy to get along with. She's works in marketing and tends to work from home 2 days a week. She enjoys a chilled evening in watching tv as much as heading out for gigs or trying new restaurants and bars. She's often salsa dancing and loves to cook. There's also a strong community spirit in the mill with some absolutely lovely neighbours, who we socialise regularly with.

About You

I'm looking for someone who's friendly, respectful and tidy and who likes to socialise and hangout occasionally, whether that's out for drinks in town or a quiet night in cooking and watching tv.

While I expect that you may work from home sometimes, I'd ideally like someone who doesn't work from home 5 days a week.

The Room

The room comes with a double bed and an Emma mattress, 2 bedside tables, 2 double wardrobes, drawers, 2 mirrors, a desk, desk chair, and blackout curtains. The main bathroom would be solely yours as the other room has an en-suite. It has a bath and shower, heated mirror and storage for toiletries.

The Location

The location is very central and easily walkable to anywhere in the city centre:

- 5 minutes walk to piccadilly train station, New Islington tram stop and New Islington Marina
- 5 minutes to Urban Exchange, where there's an Aldi and Pure Gym, and Mayfield Park
- 10 minutes to Northern quarter
- 25 minutes walk to Deansgate and Spinningfields

If you have a car there is a car park at the end of the building that charges £87 a month.

The flat is very well sound insulated and the area is quiet so despite being so central, you hear almost nothing inside.

Other Details

The rent is £850 per month and includes 1GB broadband. Electricity, water and council tax (band D) are not included. These add up to roughly £150 a month for your share of the bills. Less in the summer and a bit more in the winter.
