Double en-suite room for rent

Hey girls! I’m looking for someone to take over my tenancy from the start/ mid July in The Filaments located just by Spinningfields! We recently extended the tenancy until July 2025. You’d be sharing with 2 other girls Meena and Charlotte.

It’s a 3 bedroom apartment, you will be taking the room with the en-suite, there is also a shared main bathroom. Located on the 15th floor with a beautiful view from a floor to ceiling window.
The rent is £743 a month before bills after recently being increased, Wi-Fi’s included. Bills come to around £150 ( Electricity, water and council tax). I did pay an extra £40 for my room to have the en-suite so was £770 but this can be decided between you and the other girls once moved in.
The building itself has two outdoor terraces, a gym, shared lounge, and co working spaces. There’s a coffee shop and a bar on site, and a new supermarket and CrossFit gym.
Really good location, only a 15 minute walk into the centre of town, 2 minute walk from spinningfields and around 5 minute to deansgate.

Would ideally need someone who’s not a student due to council tax. Would need to be earning enough to pass referencing or have a suitable guarantor. I think the income to pass referencing without guarantor is something around £22k
