Manchester City Centre Apartment

2 rooms available in large 3 bed apartment on the fifth floor in Manchester City Centre.

The larger of the two rooms is £750 and the smaller is £725.

I am a final year university student also working in finance in the city centre. I have the en suite room, so the large main bathroom is shared between the two rooms listed. I’m gay so must be LGBT friendly. Big cook so kitchen comes stocked with majority of pans/ knives/ etc, and an abundance of spices.

Large open plan living and dining area. Wine fridge separate to main fridge. Big utility room with washer/ dryer. Shared bathroom has built in cabinets and a shower/ bath. The rooms both come with beds (and mattresses), bedside tables and wardrobes.

The building has a lot of amenities included in the cost:

- WiFi included
- 24 hour concierge
- 1st floor residents’ lounge area with coffee machine, with outdoor terrace
- gym
- cinema room
- 17th floor outdoor terrace
- 43rd floor residents’ lounge, with bar area, tv area, working spaces. Panoramic views across the city (and events frequently held)
- *the building does have parking, but I think this is an extra cost. There is also a Q Park just down the road.

Move in date will be roughly towards the very end of August / start of September. Current flatmates’ tenancy ends first week of September, so they will be moved out before then.

Security deposits of ~£875 per room. This is 5 weeks of the total rent for the apartment (for ease of returning at the end of the tenancy). Rooms are priced differently to try and be fair for size (I pay the most), but for security deposit we just did equal split.

Students or professionals welcome. Guarantor may be required.

Utilities typically cost £30-40 pppm for electric and £15-20 pppm

Council tax is Band D, but if other student(s) then this will be reduced or exempt.

*there has been construction on the building cladding for the last year which has now finished. The scaffolding will be down by the time of move in, and the large window in the living room will be clear.
