**Looking for a Flatmate**

**Location:** M1 3GB, Stonebridge House. It's a 2-bedroom, 2-bathroom flat, and I'm looking for a roommate to share this flat. The photos are from Rightmove. Move-in date is from August 28, 2024, onwards, with a minimum lease term of one year. Viewings are welcome after 18th August.

**Prime Location:**
This flat is perfect for students coming to study in Manchester. It's centrally located, making it convenient to get anywhere. It's a 10-minute walk to the North Campus engineering buildings, and about a 15-25 minute walk to the South Campus. Piccadilly Station is just a 2-minute walk away, and Kampus is right across the street.

**Room Details:**
I prefer to stay in the bedroom with the en-suite bathroom, but if you have a strong preference for the en-suite, we can discuss it. The other bedroom doesn't have an attached bathroom, but you'll have exclusive use of the large bathroom with a bathtub.

**Rent and Bills:**
- Rent (excluding bills): £675 per month
- Bills (water, electricity, internet): approximately £50-60 per month
- THE 12 month RENT NEED TO BE PAID UPFRONT, which is £8100

Total cost per month will be slightly over £700, which is a great deal for this location and room size. As a student, I haven't included council tax in the cost. If you're a working professional, you'll need to cover council tax yourself.
