Small room in shared flat available

Hi All,

I currently have a double room available from November 2024, the room is fairly small but very comfortable. The room comes with a double bed, set of drawers, and a wardrobe. The flat is quite big and has an open plan kitchen, diner and living room. I also have a 75" smart TV which you will have access to at any time, along with a PlayStation 3, 4 and Nintendo Wii. I love plants and there is lots of greenery throughout the flat, and you are more than welcome to add more. I have an amazing coffee machine that makes coffees better than costa you can use at any time too.

I have 2 beautiful well behaved black and white American shorthair cats (Milo - 12 months old and Phoenix - 15 months old) that are full of love and affection, these two own the house and we will just be staying there haha, they both get spoiled and they are both the most affectionate and loving cats I have ever known. Other pets are welcome as long as we can meet up and ensure they will get along! They do seem to get on well with other cats and dogs.

A little about me - I tend to be out quite a lot but on an evening I love nothing more than relaxing and listening to music or playing on games and watching TV. I have a broad range of tastes in music and am always open to new songs, I also love a good sing and dance! I don't take myself too seriously and I'm always up for a laugh, I'm big into psychology and love to learn new things so often watch factual documentaries and learn new subjects. Meditation is also important to me and I do at least 30 mins per day, if you're not into this I can always do this in my room. I'm a very open minded and non judgmental guy and I've been told many times I'm very easy to get on with, I am training to be a counsellor so I am always open to a serious chat if you're struggling with anything as well as having random crazy conversations when were feeling more random and crazy!

A few things I really wouldn't want - Don't get me wrong I'm very social and love a party, but I would not want somebody that constantly has friends round and is always out partying coming home at 3AM, every so often is fine but I have cats to think about and I wouldn't want random people in the flat all the time as this would make them feel unsafe in their own home. I am a very clean person and like the flat to be tidy and clean at all times, even when I'm cooking I clean as I go and never leave things, and I would want the same from a housemate. I am also an extroverted introvert, I love to socialise but also appreciate my own space at times, so preferably somebody that also wants this and wouldn't get offended if I just wanted to chill in my room alone. I have lived with somebody who is in the flat 24/7 before and this quickly became annoying so I would also prefer somebody who goes out to work rather than work from home, and goes out to socialise rather than do everything in the flat. I do smoke occasionally but only with windows open and i do enjoy the other type of smoke on a night if you get what i mean ;) so it would be great if you enjoy that too, if not I can always do it out of my window in my bedroom.

The £750 is split like this -

Rent - £600
Council tax - £107
Electricity - £28 (this is subject to change depending on difference once you've moved in but we will work it out, I have a smart meter so can see live how much electricity is being used)
Water - £15

I pay around £820 per month as my room is larger so I pay slightly more for this.

You will have logins for all bills as I like to be transparent. You will also be on the tenancy agreement from 28th November and will need references from your previous landlord and from work to prove you earn enough, but as long as you earn £18K per year it will be fine. There is some freedom with moving in and there's potential for you to move in at the start of November. Rent is paid on 29th of the month and other bills are the 1st of every month. If you moved in at the start of November you wouldn't pay rent until the 28th Nov then other bills 1st December.
