Please note: Unite Student just imposed a new requirement for the date of stay for replacement tenants. Replacement tenants need to take over the contract until August, regardless when they start. E. g. both June to August, and Only August are fine, as long as tenants finish their stay in August.
This requirement is only informed to us recently.

Self-contained kitchen with induction stoves, microwave, oven, kettle and toaster included. Self-contained bathroom with a glass door separating shower and toilet area. Standard double bed, more than sufficient storage space, a huge desk, and a sofa included.

Flat located in Berry Street, with 3 min walk to Piccadilly Station, 10-15 min walk to Market Street, Chinatown and to university campus (MMU, RNCM and UoM). Nearest shop is located in Piccadilly Station which only needs 3 min short walk.

The flat is in the accommodation with 24 hour reception team and CCTV. There is also a gym, a pool table and common area on the ground floor open for all residents.

Contract for replacement tenants is directly signed with Unite Student. However, due to technical restrictions with their system, you have to pay the price on their official website for the room, which is 345 per week. The difference in price 270 pw and 345 pw will be refunded by myself at the end of your tenancy, after I have received the refund from Unite Student.

E. g. if you rent the flat for 8 weeks, you will first pay Unite Student £2760 (8x345), and I will refund you £600 after checks out and Unite Student refunds me (8 x 75). The refund process for Unite Student usually takes 10 working days, so I will refund the price difference promptly after I receive the refund from US.

All utility bills are included in the price.

£250 advance rent will be deducted from total rent by US.

The rationale for this replacement tenant thing is I have signed a full year contract and paid the rent for myself for this room until 30 Aug 2025. However, due to holiday plans, I need to leave early in mid-May, leaving 3 months of the room unoccupied. If a replacement tenant can take over the room between mid-May and 30 Aug, and pays the rent for themselves, the Unite Student can refund me some of the money, as I am not occupying the room, and someone else is. Hope this makes sense.
