A new tenant needed for 2nd room

My current flatmate is moving to another city for work so I am searching for another person to rent with for November. It’s important I state that my 1st year in the tenancy ends in December so the rent will be due to increase. Also to give full transparency I included a photo of the window in to room which is cracked on the surface outside, this does not affect the heating in the room etc, it’s just ugly to look at🫠. I’ve already asked for this to be fixed before I moved in but I’m still waiting for it to be fixed. However because of this it makes the rent cheaper.

The accommodation is lovely with concierge, gym and working space available.

The flat is on the 5th floor, 2 double bedrooms and bathrooms, with shared living space, a kitchen and a balcony. I currently have the en-suite.
Ideally I would prefer females, but I’m not against renting with males as my current flatmate is male.
I’d prefer if you’re clean, respectful and mindful that you’ll be living with someone other than yourself. All I ask is that you help clean and maintain the cleanliness of the flat and be kind and respectful towards me as I’ll do the same.
There’s parking available at an additional cost of £120 if you have a car.
The room comes with a wardrobe and chester drawers, double bed and side tables. You will have your own bathroom (the main bathroom which is the biggest) as there are two in the flat.
Location, the apartment is about 5-7 minutes walk to Arndale shopping centre and it is close to several local shops.
Bills aren’t included, however so far our wifi is around £28 and the council tax band is D (we’re currently paying £204 each month🥲), and Bills shouldn’t be more than £220 pounds each.

Lastly about me, I’m currently a full time model but I’m just finishing up my masters in law and a course in marketing. I’m into photography, and would be interested in starting back playing volleyball or netball.

On one hand I’m pretty social and would love to hang out/go out, but I also love some me time.
