I’m moving in with a friend, so my room in this lovely flat is now available. The location is ideal—just a 5-minute walk into town, with shops, restaurants, and transport links all nearby.

Referencing Process
To begin referencing, a £50 administration fee must be paid into the same account used for rent payments. Once paid, please provide:
• Proof of £50 payment (a screenshot is fine)
• New tenant’s full name, email address, and UK mobile number
• Agreed move-in date (ideally aligned with the rent due date for a smooth transition) this would be end of May. Rent is due on the 15th of each month.

The tenant must be in full-time employment
No adverse credit history (e. g. CCJs)
Minimum annual income of 30x their rent share (e. g. £800 x 30 = £24,000 per annum)
Rent & Bills
• Rent excludes bills
• Deposit: £836.53 (paid to me, as it won’t be returned until August)
As a guide, I currently pay £888 per month including all bills. When you move in, accounts will need to be transferred or set up:
• WiFi: £13/month paid to my flatmate (via Monzo)
• Energy: currently paid from my account, with my flatmate reimbursing me
• Other bills: set up individually in your name

Parking is available in the building, but all spaces are currently taken. You may be able to arrange one privately with another resident.
