We’re in M3, just an 8-minute walk from Spinningfields and only 2 minutes from Salford Central train station. Super convenient area, very walkable and close to cafés, pubs and everything in Manchester city centre.

Spacious, bright double room, ideal if you work from home or just want space.
It comes with a desk, wardrobe, bedside table and 4-drawer chest.
Being honest — except for the desk, the furniture isn’t amazing. My brother invested more in Spider-Man and Dragon Ball posters than in actual furniture 😂
Good part:
You can redecorate and replace anything you want, as long as you leave a replacement piece when you move out (landlord rule).
The room gets lots of natural light — or at least as much as Manchester allows.

Shared spaces include:
• Cosy living room full of plants
• Balcony with nice views
• Kitchen
• Bathroom
No pets
No couples — flat is best for two people.

💸 Rent, Deposit & Payments
• Rent: £800 per month (bills included)
• Deposit: £800 — non-negotiable.
You can pay it all at once, or split it into two instalments:
• £400 at move-in
• £400 with the second month’s rent
Rent is always paid on the 3rd of every month, and we have never been late in 5 years.
Keeping this record keeps our landlord very happy, which means fewer reasons for him to consider raising the rent.
🔄 About potential rent increases
As of December 2025, rent is £800 each and we don’t expect any changes.
But landlords being landlords… even if he’s happy, he could decide to raise it one day.
The good part: he always gives 3 months’ notice, so you’d have plenty of time to plan.
And trust me — I’m the one most invested in making sure this never happens.

Bills include electricity, water, council tax and Hyperoptic internet.
In 5 years we have never paid more than £800 each, EVER.
One reason is that we basically never turn the heating on — the flat keeps warm and we’re used to it.
But this depends on you too: if one winter we need to turn it on occasionally, we talk about it like adults and agree on what’s fair.

🚭 Smoking Policy
Preference: non-smoker, mostly because of smells.
BUT I’m a very casual smoker (1–2 cigarettes a day max), always outside on the balcony with the door closed.
NEVER indoors.
If that works for you — great. If not, then it’s probably not the right place.

Dishes for days in the bedroom?
Hard no.
Cleaning shared spaces? Yes, we rotate.
Good communication? 100%.
Common-sense expectations:
• No leaving dirty dishes for days
• Clean after using the kitchen
• Rotate cleaning of shared spaces
• Good communication
One more thing that’s important to mention: I’m gay, and I generally feel more comfortable living with women. Nothing personal — I just tend to click better, and most of my friends are women anyway :)

Minimum stay: 12 months.
Notice: 30 days before your rent day.
Since rent is due on the 3rd, example:
If you want to move out on 10 July, you must tell me before 3 June.
Days between 3 June and 10 July are paid via prorata.
My goal is always to return your full deposit — I don’t want or need it; I’d much rather keep a good friendship if you ever decide to leave :)
