Double Room w/ own bathroom in city center

Hi!

My current flatmate is relocating, so I’m looking for a new person to share this lovely 2-bedroom flat—just 5 minutes away from Piccadilly and the Northern Quarter. The double room comes with its own private bathroom and is available now.

1. What is the flat like?
Layout: High ground floor of a 6-story building (raised above street level, so effectively 1st-floor height).

Living Space: Open-plan living room and kitchen equipped with a hob, oven, dishwasher, double-door fridge/freezer, and plenty of storage.

Balcony: Spacious balcony overlooking the canal, accessible from both bedrooms and the living room.

Amenities: Fully furnished throughout, plus a utility cupboard with a washer/dryer.

Note: Unfortunately, the landlord does not accept pets.

2. What is the room like?
Your Space: A bright double room furnished with a bed, mattress, 2 bedside tables, a chest of drawers, and a large mirrored wardrobe.

Your Bathroom: Private bathroom with a shower over the bath and loads of storage.

3. About Me (Your Potential Housemate)
I’m Mariana, 38, and I’ve lived in the UK for a decade (in Manchester since 2022). I work full-time in tech and WFH 2–3 days a week. In the evenings, you’ll usually find me reading, catching up with friends and family, or watching TV.

I’ve shared flats for years—with friends, partners, and great people met right here on SpareRoom—so I’m very "shared-house trained." I’m easygoing, friendly, clean, tidy, and respectful of personal space. Proud to say I’m still close friends with most of my past SpareRoom flatmates!

4. Who I’m Looking For
Age & Vibe: Ideally someone closer in age (mid-thirties to early forties) who enjoys quiet evenings on "school nights" and wants to build a friendly, warm home atmosphere.

Cleanliness: I really value a clean and tidy home! Looking for someone who is proactive about pulling their weight to keep the flat clean—including regular dusting, hoovering, and keeping shared areas tidy.

Work Setup: Someone who does not work from home full-time.

Smoking: Smokers are welcome, but strictly outside/on the balcony only—never inside the flat.

Preferences: Preferred female/non-binary (cis/trans/NB), but open to men who are respectful and low-key (no "lads' lad" energy).

Note: The landlord cannot accept applications from students.

5. Rent, Bills & The Boring Stuff

Rent: £650/month per person.

Bills: Roughly £150/month (Council Tax, Internet, Water, Electricity).

Requirements: The landlord will carry out standard background/referencing checks. Applicants must have no CCJs and a minimum income of £22,000.

Timeline: Viewings starting now, aiming to finalize the tenancy process by 10th of August ideally.
