Hi, I'm looking to rent the spare room in my flat to a lodger.
To share with me, friendly, 40 something professional landlady. I'm a student, mostly studying from home. So I am looking for someone who goes out to work/study.
I love reading and writing fiction, hiking, cycling, festivals, music and planning adventures and travel. I like cooking sometimes, chilling out at Queer Lit and attending events with friends and book clubs, adventure groups and the literature festival.
I volunteer for the LGBT foundation and a local community garden.
I'm not into drinking alcohol (can't take the hangovers these days! I am 49 so unsurprising). Would suit someone similar. I am not bothered by age difference at all, more lifestyle.
It's not a party flat, but a chill home. I have some (invisible) disabilities and need good rest.
I keep the shared areas clean and am looking for someone who is happy to do their fair share of chores too for a clean and harmonious living environment.
I am bi and queer, so ideally looking for an ally of any gender, fellow LGBTQ person or a female flatmate.
I have 2 plants and welcome more.
The flat has 2 bedrooms, 2 bathrooms and a large living room/kitchen area with 2 sofas and a dining table. It's a 2nd floor flat in a beautiful converted red brick mill building. It was built in 1880, and converted to flats in 2003.
Cost is £625 per month plus share of electricity and water bill.
ALSO FLEXIBLE FOR A MONDAY TO FRIDAY ONLY RENTER (negotiable rent). Short term lets (minimum 3 months) considered. Couples considered (£800 plus share of bills) for short term (3 month) lets.
The spare double room has plenty of space, and is well furnished.
You would have access to your own bathroom 3 steps across the hallway.
There is no parking.
It's very near the city centre and has good tram, bus and train links so would suit someone who works in or near Manchester city centre / media city / the airport or who wants to walk 30 mins or so to uni.
Pets considered: Because the flat is on the second floor with a lift, a calm dog could live here, and enjoy the communal garden, but not a cat as it wouldn't be able to get outside.
The flat is fully furnished, and has plenty of cooking and dining equipment. I am happy for you to use this. And to borrow books.

The flat is 15 minutes' walk from Picadilly rail station, Picadilly Gardens, and the Northern Quarter. There are local buses to Picadilly Gardens and the universities.
There are good local amenities, shops, cafes and the Aldi, gym and Go Outdoors complex on Great Ancoats Street is about 5 minutes' walk away.

Viewings by arrangement can also do a zoom viewing if helpful.
I eat mostly vegetarian so may suit another veggie. But this is not a deal breaker.
