Looking for a professional female, with minimum income £30k/annum, and a guarantor if under 25yr old. The contract is 3 months fixed, then moves to rolling.

Hi, I'm Rachel, I've been living in this flat for almost a year with my lovely housemate Emma, who is unfortunately moving to Scotland for a new job. I really love the flat and the location, so am looking for someone to take over Emma's room. Looking for someone clean and tidy and sociable, who wants to be friends as well as housemates, is happy to chat in the kitchen in the evenings and is up for girls night, but also happy to have solo time.

I work full time in Stockport as an engineer. Occassionally I have to travel for work, so might be out the flat up to 1 week/month, but normally less. I love walking in the Peaks and travelling, going out for food with friends, and movie nights in.

The flat is upstairs in a converted building of four flats. The room to rent is the larger of the two rooms, and is in the attic with an ensuite bathroom. The room is fully furnished with plenty of storage space and there is a shared spacious understairs cupboard downstairs. The kitchen is fully equipped with microwave, kettle, toaster and dishwasher. There is a washing machine but no tumble drier, but we don't have any issues drying clothes on racks. There are shared off-street parking spaces round the back of the building, and we have never had an issue with getting a space, but the street parking is also free.

The flat is on the A6, directly opposite Stepping Hill hospital. There are buses into Manchester every 5-10 mins, taking about half an hour, as well as direct buses to the airport/Buxton. Woodsmoor train station is a 10 min walk, with trains to Man Picc/Stockport every half an hour. There is a big Sainsburys a 5 min walk away, then an Asda, M&S food, and a Lidl a further 5 mins.
