Room or 2 in student shared house

1 or 2 bedrooms available in a shared house in the popular student area of Rusholme.

If you are an individual, we are urgently looking for a replacement tenant as one member of the current group has dropped out of the house, however there would have been a spare room available anyway, so if you are a pair of friends etc. looking for 2 rooms, this could be provided at a lower rate of rent for everyone (please contact to discuss) to make a household totalling 7 people instead of 6.
Current group moving in September are 5 Students from various subjects, 4 M 1 F, all friendly and sociable and all going into their second year of study :)

Female tenants are preferable as there is currently only one female in the house but this is not a requirement.

The property is fully fitted and furnished with a shared kitchen and living area and 2 communal bathrooms. The bedrooms are doubles, and are of a decent size (no “box” rooms).
There is also a yard outside where bicycles etc. can be chained and stored.
The estate agents (Beech Properties) also have a 24/7 maintenance team available in case of emergencies etc.
Ruskin avenue is located only a short walk from local amenities/ transport routes and the University of Manchester.

Rent is £455 PCM when all is said and done and this includes all bills if a single room is taken.
If both rooms are filled, then this rent will decrease accordingly.

Taking one or both rooms is an easy process, it is just a case of sending the deposit to the agents and filling in the paperwork they send, nothing complicated and no hidden fees, so if you need a room or two for next year let’s get the ball rolling.
