Furnished flatshare near Sale tram

I’m offering a furnished double room in a two-bedroomed flat close to the Sale tram stop.
There is car parking within the grounds of the complex.
This isn’t a long-term option but is likely to be available for at least the next 12-months.
I am a busy professional male; I’m told I’m a youthful 64 - though with plenty of life in me yet, who works interchangeably between Manchester and London, but will spend most of my time down South.
So, in essence, I’m looking for a responsible individual who values extended periods of time alone and will look after the flat and not terrorize the neighbours while I am away.
This is a peaceful, clean and well-kept LGBQT+ household, as opposed to a regular party pad, but welcoming to everyone.
Drug-taking and smoking in the flat would be a deal breaker.
I’ve found that I tend to share best with easy going males who enjoy a bit of light hearted banter, value cleanliness, but ultimately the right fit matters most for both of us.
The monthly rent is in the region of £700 per month (bills included).
The deposit is £300, I’ll seek references, and there is a 4-week notice period should you need to move out.
