Hello everyone, I am a 24 year old professional female looking for a flat mate to move into a double en-suite room in my modern two bedroom flat in Salford Quays. The flat is part of the X1 Endeavour House apartment block and is situated opposite the Salford Quays tram stop and is a two minute walk from Tesco Express.

The room I am advertising comes furnished with a double bed, bedside table and a massive double wardrobe. It also has an en-suite shower and toilet. In terms of the flat as a whole, as you can see from the pictures it is a fully furnished modern and spacious flat with one main bathroom in addition to the en-suite and has a lovely balcony which is perfect for relaxing on in the summer.

The area has great local attractions and amenities, with the Lowry Outlet, a Cinema, Media City and lots of bars and restaurants within walking distance, as well as the closely located Salford Quays and Exchange Quay tram stop with easy access to the city centre and Greater Manchester. The flat is also located a two minute walk from pure gym which will come in handy after the Christmas period!

I am a friendly, outgoing, tidy and considerate flatmate looking for another female to come and join me. I’m very easy going and enjoy chilling after work during the week as well as playing netball and going to the gym. On the weekend I enjoy socialising with friends, trying new restaurants, watching films, binging on some Netflix series’ and going to nice bars for cocktails. I am not a party animal but do enjoy a night out every now and again! I generally enjoy my own space but would also like a friendly flatmate who I can come home from work and spend time and have a laugh with.

In terms of rent the flat is £412.50pcm excluding bills. The costs of bills are approximately £130 per person per month to include council tax, water, electricity and Wi-Fi. The council tax and Wi-Fi costs are fixed at £86pcm per person and £9pcm per person with the water and electricity costs varying depending on use. You can also pay an extra £50pcm if you wish for a car parking space located in a gated car park attached to the building. However, there are also residential streets nearby for parking if you would prefer not to pay for a parking space.

The flat is available for somebody to move in on 3rd February 2019 but I will need confirmation that you are moving in by the 3rd January 2019. The length of the tenancy is 6 months to start with and if you enjoy living here (which fingers crossed you will) can then roll over after the 6 months.

The deposit is the equivalent of a month’s rent being £412.50 and there are also some admin fees that will need to be paid in order for X1 to carry out referencing checks. I will provide you with details of these as soon as I have received them from X1 but it will not be more than a couple of hundred pounds maximum.
