Good day everyone,

The property you are looking at has been recently decorated from inside to out and is being freshly painted with new carpets, vinyl flooring, wallpaper and small fixtures and new blinds have been installed (see newly updated pictures). I'm looking for a tenant to move into this property which I've been living in for 6 years myself but have now vacated.

The house is located 12 mins walk to MediaCity and 2-mins walk to Exchange Quays tram stop and on the doorstep to a 24-hour Pure Gym. The tram also takes you into Manchester Piccadilly City Centre in around 15-mins. There is a local Tesco, Domino's, Greggs, Co-op, hairdressers, subway and a few food shops within walking distance and close connections to Old Trafford and the motorway to take you up North, South, East or West of the country.

It will suit a single person, professional couple or a small family and ideally, I'm looking for a long term let. I would like to to meet and have a chat with the person who would be interested in the property before an offer is made as I would like the right tenant for the property who is willing to look after the upkeep of the place as I want someone to treat it like their own.

I have removed all the furniture from the property so that it is now empty and giving it as a blank canvass so that you can make it your own. My only request would be as a landlord would be to keep the place clean and tidy in the way I give it, as the previous tenant managed to trash the place completely.

The property is a medium one-bedroom house but the living room area can also be used a lounge area also. This house has it's own kitchen and bathroom and own parking space at the park. It has a small garden around the side of the property about 4m x 1m not big but enough to put a few flowers in.

There is no gas in the property and the only white goods are a washing machine and radiator and the electricity is on a pay as you go meter. Please note the bills are not included and will be down to the tenant to pay utilities. The house does not have a gas supply but only electricity which is great and keeps bills low. At present I am spending approx £200 a month on electricity and then other utilities on-top. I am having a refresh on the kitchen and it's being upgraded and decor and the works are now completed with a brand new cooker and flooring installed.

I will be seeking references and identification from the potential tenant(s) and also £1150 deposit refundable upon exit (pending no damages and bills paid) and £999.99 rent per calendar month.
