Room in 3 bed tidy house with 1 female.

Available from September 16th 2025. Available to view 5th-9th of September and 16th onwards. ☺️ I am on holiday at present , but in the meantime I can organise video calls to answer any questions.

I am Looking for one person to live with me in my house in Weaste / tootal , Salford. 😊 No couples or pets.

There is free street parking. There are trams 5 minutes walk away and bus stops at the end of the street. Ubers and taxis are also easy to get.

Your room is a Furnished double bedroom with A double bed, light wood style medium wardrobe/ cupboard / Ikea drawers and a bedside table as pictured. It has ample sockets , a lovely oak door that locks from the inside and it is spacious. The socket behind the bed also has usb ports in. It has a blackout roller blind.
The bed comes with a mattress.

There is one bathroom with a bath and rain shower and it has a lock on the door and a cupboard for toiletries.

There is a yard to the back with a table , chairs and an egg chair and some plants. It does get the sun. 😊

I am happy for you to bring your own touches or furniture to Your room if you wish.

I work Monday - Friday office hours. I work for a charity from home in the dining room which now has a desk inside as my office. I am therefore looking for someone who works outside of the house and someone who sleeps through the night in the week for 11pm to be up for work. Of course there will be exceptions to this for events etc.

My hobbies include the gym , holidays, going out for drinks and food , music and reading. I do go out and about a lot as well as socialising and I stop out overnight around once a week.

I would not like overnight guests more than 2 nights in any week. I also wouldn't like a housemate who would brings strangers home from parties/ clubs etc 😂.

As you can see in the pictures I like to keep clean and tidy and would like to live with someone who is happy to clean after themselves on a daily basis. 😊 I have a shoes off at the door house. 👞

I do the majority of cleaning however Previous housemates have done different jobs around the house to assist with keeping organised.

£700 per month, all bills included including water, gas and electric, internet, council tax, home contents insurance and tv licence . For ease I also provide and buy consumables such as toilet roll, hand wash , bleach , cleaning products, bin bags etc.

I do a tenancy agreement from a spare room template which confirms the monthly rolling basis. If you move in on the 5th for example you can give one month's notice when you pay your rent on the 5th of any month. After moving out and returning your key I will return your deposit.
I would need copies of identification and one or two references.

My house is smoke / vape and drug free and illegal drugs are not welcome.
