FLAT:

I am currently look for someone to take over my double room to let in a 2 Bed Apartment in Salford.
Apartment 712, Adelphi Wharf 3, M3 6GN.

(*The other existing tenant will also be moving at the end of September - so could be an option for two people looking to move together)

The room comes furnished with double bed, mattress, desk, wardrobe and side tables/chest of drawers.

The room is en-suite, and the flat does have a seperate master bathroom facing the second room (which is basically for the sole use of that tenant given this room is en-suite).

The kitchen and dining room again fully furnished, with TV and stand, dining table and chairs, coffee table, fridge/freezer, washing machine (in seperate utility cupboard) and broadband provided (additional to rent).
Rent is £525 per month, which plus bills is usually never more than £750.
Council Tax Band A.

The apartment block has communal balconies front and back, overlooking Manchester City Centre and Peel Park - with the flat having it's own private balcony overlooking the River Irwell, with great views and catching the sun all day in the summer. Two outdoor chairs and a table are provided.

Spinningfields is only a 15 minute walk from the flat, as is Salford Uni.
The block has a 24 hour Nisa, Cafe and Barbers just below.
There are also a number of great pubs, bars and restaurants nearby.

There is only one parking space included with the flat already in use, but an additional space could be paid for. This is a secure underground car park directly below the building.

TENANT:

As mentioned above there is another current tenant (Georgia, 26) - she works as a Vet, so a mix of day and night shifts, and has two dogs (which are amazing easy-going dogs, for anyone that likes pets).
She is however also moving at the end of September, so will be looking for a replacement for her - unless the person of interest here would have someone else they would also like to move in.
