My lovely tenant is moving overseas and I am now looking for someone new to rent my entire one-bed furnished apartment in Salford, just a short walk behind Spinningfields. The apartment is in the Atelier building next to Islington park - the apartment overlooks the park. It is very safe and is furnished to a high standard and includes 500Mb BT broadband within the rent. The tenancy will be an Assured Periodic Tenancy in line with current legislation.
The apartment is as you see it in the pictures. The building is around five years old, the flat has been well looked after throughout and is warm, comfortable and notably quiet. As this is normally my primary residence, everything has been chosen with care and the furniture is genuinely good quality.
The bedroom has plenty of storage in the built-in wardrobes, a king-size bed with an Emma mattress and useful under-bed storage. The rest of the apartment is open plan with a separate bathroom with both shower and bath. The kitchen has a good amount of storage and comes well equipped — toaster, microwave, washer/dryer, fridge/freezer, and some utensils, cutlery, plates and cleaning essentials. TV, speakers and other personal items seen in pictures will be removed.
There is also a proper desk, a very comfortable chair and a spare monitor available if you work from home or are hybrid.
The location is excellent — walking distance to the city centre, close to the large Sainsbury's and JD Gym, and the local Co-Op is about three minutes on foot.
The building also has a small, quiet air-conditioned residents' lounge on the mezzanine level with booths, sofas, a small kitchen area, an outside garden space and Wi-Fi — a quiet space to work or meet other residents without leaving the building.
Please note there is no private parking at the apartment. There is limited free on-street parking in the area but cannot be guaranteed. If you are heavily reliant on a car this may not suit you, though if you only need to move it occasionally you can usually find a space.
My current tenant moves out at the end of July and the apartment will be available from 16th August. If you have specific requirements or a different move-in date in mind, feel free to message me. I am a hands-off landlord and it is important to me that I find the right person I can trust with my home.
This apartment would suit a working professional or couples. Please only apply if you can demonstrate a minimum combined gross income of £40,000 per annum (approx 2.5x annual rent), provide satisfactory employer and previous landlord references, pass a credit check, and hold the Right to Rent in the UK. This applies to both tenants if in a couple.
