The room:
This double room is comes furnished with a double bed, wardrobe and chest of drawers (the current desk and chair belongs to my flatmate but feel free to buy from him/bring your own)

The bigger family bathroom is all yours to use, with showerhead, bath and good water pressure.

The Flat:
•The flat is spacious with a fitted fridge/freezer, oven and electric hob. You have lots of cabinets and shelving to use - we currently share any spices/cooking products as needed which you are welcome to use too.
•We have a dishwasher but have not used it ourselves yet.

•The kitchen/living room has views out into Spinningfields & Deansgate, and the wharf below. The double doors open up into the balconette and is lovely for some ventilation or just relaxing.

There is a couch and coffee table, alongside a tv table ( we dont have one but I’d love to go half on one if the new flatmate agrees).

There is a washer/dryer in the flat - works perfect and any maintainence is addressed promptly.

Overall, the flat is lovely and amenities within are great - more than happy for the new tenant to decorate as they wish.

The property:

New build gated property, comes with :
• 24/7 concierge service

• entrance lobby
• movie room and workspace/meeting room (can be booked through resident portal)
• external breakout / green spaces alongside the wharf with a path alongside River Irwell , extending out into Spinningfields, Deansgate and beyond
• Parking is available, usually spots are rented out and ads posted on apartment Facebook group

Amenities:
•2min walk away from Regent Retail Park and Gas station which includes a big Sainsbury’s , Poundland, Boots, TK Max, Home Bargains, JD Gym, Costa, and bigger charity shops.
•There’s a KFC and McDonalds just a few mins walk away and is open till late.

The neighbourhood:
•Ideally located, with easy access to city centre (times below for walking)
• 10 minutes to Spinningfields, ~10 mins to Deansgate, 20 mins to St Peters Square and 30 to Northern Quarter
•Salford Central 10 mins away and Deansgate Tram stop 15 mins away

About Myself:
•I’m very easy going and would like someone who can fit well into the flat, is clean and organised, and helps with general upkeep of common facilities and area.
•I usually go into office everyday and occasionally work from home, in general the flat is quiet and peaceful.

Other:
•We currently clean as per usage so the flat is tidy most days, hence any deep cleaning is usually not required.
•The bins are emptied on a alternate basis, doesn’t take long as the refuse area is right down the elevators
